I had a wonderful stay at the hotel! The room was clean and tidy, and the bathroom was large and spacious. The staff was a highlight of my experience—friendly, easy to communicate with, and he provided a thorough explanation of the jacuzzi facilities. Their swift response to my needs was truly helpful. Overall, I had a fantastic experience and would highly recommend this hotel!

Beautiful antique interior, friendly staff, very comfortable bed and amazing bathroom. We even got a free upgrade to the suite. Relaxing in the bubble bath after all the walking was very welcome. Would definitely recommend this property, especially for couples!

A spacious room, with a seating area and tv, a bed area with TV and spa and bath room. It was delightful. Coffee, tea and a bottle of coke, water, beer and a small bottle of Prosecco were provided as well as biscuits. The TV, and WiFi worked well. The bath area was spacious. The host Gabriele was superb. He was quick with communicating with me, answered all my questions with care and understanding, and explained how to get to the villas. He provided a list of restaurants that gave a 10% discount. Very attentive to every need.The accommodation is a 3 minute walk from villa d'este. Cafes and restaurants are nearby so of course you can hear the street sounds but it is very conveniently located. The bus stop to take the bus to villa Adriana is 3 minutes away. The tourist information is across the street.

We booked this B&B without much expectation. I didn't expect the location to be as good as it was. So I was very surprised by the wonderful owner, Filippo, and the location. When I arrived he was waiting for me outside. He then carried my luggage to our room, explained his family history and showed my husband how to get to the car park (he helped us by checked in and checked out). The room was very nice and I especially liked the bathroom, which was newer and more modern than the four-star hotels I had stayed in before (Tarquina and Orvieto), including the shower booth. I thought the rooms would be more old-fashioned, but they were clean and had air conditioning. There is also a nice terrace on the roof. Another pleasant surprise was the location. There is a church next door and the sound of the bells is very pleasant. There is also a vegetable market on the square. Breakfast was coffee and croissants in a good café, paid for by Filippo. The Este Villa is an eight-minute walk away. Este Villa has a wonderful garden. Villa Adrienne is also a 10-minute drive. Many restaurants are within a few minutes' walk. Supermarket almost on the doorstep.

    Very nice place to stay in Tivoli. Very central location, just a few minutes from the bust, arriving from Rome. In case you would need to store a luggage, you should contact owner in advance, he would tell you where to bring your luggage (it's a few hundreds meters away from accommodation place).

    The thoughtful renovations , design, style and top Quality of everything was a joy. The cleanliness was the best I have ever seen. I felt at home immediately . The car park was an easy 10 Min walk. Very easy to return to after our stay. Cost only 8 euros for overnight , easy to use the machine . The day was so hot the accommodation was so cool and perfect .     The accommodation and location were amazing. Right in the heart of Tivoli and easy walking distance to everything. The accommodation itself was updated, and had beautiful rustic charm. We were a family of four and found it very comfortable. We would stay there again in a heart beat. We had a small issue with the air conditioning which the host was able to address right away. The Hosts themselves were very approachable, and were a huge help in recommending good restaurants and places tog with sights to see. A beautiful Town.

    Everything is new and very modern. You can light up the room in many different ways, the bed is comfortable and the TV really big. There is a Nespresso coffee machine, tee, a minibar with free prosecco. The accomodation is in the center, so all attractions can be reached easily. There was a festival going on while I was in Tivoli with loud music and the isolation of the room was pretty good. I would stay here again and can fully recommend it.
