This was a great place to stay. Located close enough to the areas we wished to see and close to restaurants and only 20 min walk to bar district. Stayed with extended family and each had different rooms. The larger rooms were big enough to hold a family gathering in. Would definitely stay here again.

Excellent location, 300m from metro (Kyoto bus w/luggage is a pain) so station is easy. Imperial palace is next door. Silent street. Host is friendly, room is indeed spacious, furnished tastefully. Lots of wall sockets. Microwave, fridge is good to have. Openable window, balcony.

Property is nice and new. The bath tub is perfect after a long day of walking. They even provided a little bathroom hygiene kits and towels. Location is pretty good, a block from a grocery store. It's not that close to train station but it didn't matter to us. In the evening after the sun goes down it's a nice walk to Gion and shopping district for dinner.
