A wonderful destination for your time in Kirkwall. We explored the island for 3 days an spent two nights in the royal,oak guesthouse. Everything was prepared in a perfect way, a nice and new build room with all details for a comfortable stay, nearby to the city and in walking distance to Highland Park destillery. we enjoyed the light options for the night and the bathroom, this is as you like it at home. a nice breakfast, fresh fruit, tea and coffee as we prefer it, we enjoyed our whole stay very much, Thank you

I loved the hotel, my room, the location, and the manager, Suzanne, and her staff. The hotel was minutes away from the ferry to Gills Bay and yet so quiet and peaceful at night. I was sad to leave.

I gave this property 5 stars because there was nothing to dislike. Very nicely decorated and well equipped little house right in the center of Kirkwall that felt like a home from home. I had my choice of the two bedrooms and opted for the back bedroom which was wonderfully quiet with a comfy bed and choice of pillows. The welcome basket was very generous and the price for two nights was very reasonable. It is surrounded by shops and coffee places. I fully recommend this to anyone as a great option to a hotel.

The property is just exceptional, immaculate but still cosy with loads of thoughtful touches in every room. It was an ideal base for a few days to relax and unwind. Cathy has created an amazing space to stay in and really does go that extra mile. Loved staying there and would definitely return.
