HOUSE RULES -Check-in: after 3:00 pm | Checkout: by 10:00 am -No smoking, parties, or events -PETS & HORSES ON REQUEST/PRE APPROVAL BASIS - PLEASE CONTACT US PRIOR TO MAKING YOUR BOOKING -Please note that Little Plains is a working farm with animals, open water sources (dams), and wire fencing around the property. Children are to be supervised at all times. In line with the Short Term Rental Accommodation (STRA) Legislation (NSW 2020), guests must follow these rules. -Please inform us of any extra guests or day visitors for safety and insurance purposes. -In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay. -Maximum overnight guests: 12. Day visitors: up to 6 extra people (total max 18 on the property at any time). Written approval is required for any visitors beyond booked guests. -No smoking—evidence of smoking may incur a 500 AUD fine. -Respect our neighbours—no loitering outside or in shared areas, and please keep noise to a minimum, especially after 9 pm. -This is a strict no-party home. Breach of house rules may result in eviction without refund. -We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of 110 AUD per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture. -Late check-outs or early check-ins must be requested in advance and may incur a fee. -Date changes are only possible if your check-in is more than a month away and are subject to approval and possible surcharges. -Please note that a highchair can be arranged upon request prior to arrival. -Access details to be sent the night before -Only one key is provided

Little Plains is tucked away from the main road, which might make you feel like you're the only people in the area. The hills are yours to explore, the vegetable patch is yours to enjoy, and the chicken eggs are yours for the taking. It's only a 15-minute drive to Boorowa, where you'll find everything you need, from the local IGA and pubs to fresh fruits and vegetables grown on a nearby farm. Many locally produced goods and handmade gifts can be found in and around Boorowa. Be sure to spend a morning in town exploring all that Boorowa has to offer. Boorowa offers a taxi service seven days a week; make sure to book in advance to guarantee availability. Parking is safe and secure within the property gates.
