Former toy factory converted into industrial-style apartments in the best part of Melbourne's west. A perfect base for those wanting to explore Melbourne and beyond. With industrial windows, luxury bedding, eco amenities, super fast internet, and more. The two apartments available are self-contained and secure parts of our home. We live upstairs, so we're nearby if you need anything. We think our property gives guests the best of both worlds: a private retreat, but with accessible and friendly hosts to give recommendations and help make your stay as comfortable as possible. As part of our primary residence, these apartments are exempt from the new 7.5% short stay accommodation tax in Victoria (from 2025), giving you even better value for your stay. Guests consistently praise the quirky charm and welcoming atmosphere of our space, making it a memorable place to call home during your visit.

We love good food and travelling (to find good food!) We live in Narrm (Melbourne). Rhys is a cross-fitter, surf rower, Communications, Change and Impact professional and board member with a strong passion for equality, environmentalism and social justice. Beau is a saxophonist, cross-fitter, medical devices rep and ex-nurse passionate about brass bands, organizational leadership and music. We also live with Laura (teacher and PhD student) and Jeff (Victoria Policeman).

Seddon is a leafy, quiet suburb minutes from the City and Flemington Racecourse, easily accessible to the Central Business District, Melbourne Cricket Ground, and Melbourne's world-class arts and entertainment precincts (13min train to Flinders Street). Minutes walk from great cafes, restaurants and bars, the Footscray Markets, and the Maribyrnong River. Wander south to the peaceful and trendy Seddon and Yarraville villages (great cafes, restaurants, shops and the famous Sun Theatre!) or north to the diverse and exciting Footscray, a cultural melting pot with some of the best food in Melbourne.
