A brand new basement suite in a cozy and private space located beneath the main house. As you enter, you will find a small living area with a comfortable sofa and a smart TV, (with over 100 TV channels and streaming services which includes YouTube, Netflix, HBO, Crave, Disney +, Prime Video, 22 sports Channels Amongst others )providing the perfect spot to relax after a day of exploring the city. The suite is tastefully decorated with modern furnishings and warm accents, creating a welcoming atmosphere. The kitchen is equipped with all the essentials for preparing simple meals, including a mini fridge, microwave, toaster, and coffee maker. There is also a small dining area where you can enjoy your meals or catch up on some work at the desk provided. The bedroom is separate from the living area and features a plush queen-sized bed with soft linens and ample pillows for a restful night's sleep. The bathroom is well-appointed with a shower, toilet, and sink, as well as fresh towels and essential toiletries. The Second Bedroom/Den has an office desk and ergonomics chair that is an office. Guests staying in the basement suite will have access to a private entrance, ensuring complete privacy during their stay. Overall, the basement suite provides a comfortable and affordable option if you are looking for a home away from home experience in a convenient location. The neighborhood is one of the safest in the city, and is close to most amenities. It is 1hr 20 to Banff National park, 5mins drive to grocery store, 5mins drive to Tim Horton and 16mins drive to malls including Cross Iron Mills
