Our boutique/art-house apartments provide a home away from home for the traveller, whether touring or on business, with fully fitted kitchens, lounging areas and all the amenities of home. We are situated on the north side of Edinburgh’s New Town within easy walking distance of the city centre in an up and coming area which, through urban redevelopment, has been upgraded into local warehouses, loft apartments and community art studios.

Apartment 1, The Executive, offers a stylish 26-square-metre (approximately 290 square feet) living space, thoughtfully designed for comfort and modern appeal. This studio features a king-size bed, ensuring a restful night’s sleep after a day of exploring or business activities. A comfortable double sofa bed provides additional sleeping capacity, allowing the apartment to accommodate up to four guests. The open-plan layout maximises space and natural light, creating a warm and inviting atmosphere. Apartment 2, The Loft, spans 28 square metres (around 301 square feet) and combines chic, contemporary design with practical comfort. It features a plush king-size bed and a cosy double sofa bed, making it suitable for up to four guests. The open-plan living area is ideal for relaxing or entertaining, with large windows flooding the space with natural light. This apartment is perfect for couples or small groups seeking a modern retreat equipped with all essential amenities for a pleasant stay. Similar to Apartment 1, it offers a stylish yet functional environment. Our third property, Apartment 3, known as the Family or Group Apartment, provides spacious accommodation across 56 square metres (about 603 square feet). It features a private, enclosed bedroom with a comfortable king-size bed, offering a peaceful retreat for parents or couples. Adjacent is an alcove or secondary sleeping area with two bunk beds, capable of sleeping up to four additional guests. The versatile layout makes this apartment ideal for families or groups seeking a generous and adaptable living space that caters to different needs. Apartment 4 is our smallest room, consisting of a double sofa bed with a mattress topper that can be stored away during the day, transforming the room into a cosy living space during the day. This apartment has no cooking facilities and has a skylight window for natural light.

We are centrally situated between shopping, bars, restaurants, tourist areas and businesses to the south and trendy Leith dock area with good night life to the north. If you want to venture out a bit we are 30mins drive from Queensferry and the famous Forth Road Bridge with Deep Sea World on the other side of the bridge and 15mins from Portobello Beach and promenade.
