Note: the Large Twin Room is converted from a conservatory. Homestay means you are staying at other people's home (i.e. other people's private space) and not in a hotel, so don't carry hotel staying attitude, expectation and behaviour. Don’t expect the luxuries of a 5-star hotel when the price paid here is cheaper than the cost of a bunk bed in a multi-bed shared dormitory of a hostel. The room and my house are not allowed to be used as a meeting place for business or for fun, which means Guests are not allowed to bring in people who are not named persons at the time of reservation. To return the house key back to the Host on the last day before check-out. If the guest(s) loses the house key, they will have to pay for a new set of locks and keys plus replacement labour cost. Please note: the individual bedrooms do not use keys for locking or unlocking like most private homes. There is a nominal 3 GBP/per wash towards the cost of running the washing machine. This is actually cheaper than using a public launderette. Don't damage the property and its contents, otherwise if you break it you have to pay to fix it. I DON'T accept bookings made by one person on behalf of another. Also, adults only, no children or infants or pets. By booking the room, you agree to abide by the above house rules. Note: TV was damaged by previous guests, so there is no TV to watch any more. Nowadays guests use their phone or laptop to watch TV or online streaming. As a normal practice, please present your ID as part of the check-in process. The normal check-in time is from 5pm to 10pm. There is a surcharge of 10GBP for late check-in between 10:01pm to 11:59pm. After mid-night there will be no check-in.
Please note: the Large Twin Room is a bedroom converted from a Conservatory. It is heated with central heating in winter. It is a cheap accommodation, with a comfortable single bed and with privacy curtains and blinds, as shown in the photos. The room is normally suited for 1 adult, but it is big enough for 2 adults - the second person will just pay extra 10 GBP per night to sleep on a pull-out bed. The conservatory itself is larger than a bedroom, so very spacious. Because it is sleeping in the conservatory, that is why it is a lot cheaper than the double bedroom upstairs. Apart from that, everything else is the same. Guests who have stayed there say it is comfortable and very good value for money. As a normal practice, please present your ID as part of the check-in process. The normal check-in time is from 5pm to 10pm. There is a surcharge of 10GBP for late check-in between 10:01pm to 11:59pm. Birchwood has one of the biggest business office parks in the UK, and it is also a popular residential area and a preferred home base for commuting to Manchester and Liverpool. 1 mile from the motorway Junction 11 of M62, 3 miles from the motorway Junction 21 of M6; by car only 20 minutes to Manchester city center, 25 minutes to Liverpool city center, 15 minutes to Manchester United or ManCity football stadiums, 15 minutes to Trafford Shopping Center. The house is 2 minutes by car (or 3 minutes by bus) from the Birchwood train station on the Liverpool – Manchester line. Very convenient for professionals commuting to work and travel in the Northwest of England. Opposite the Birchwood railway station is a shopping centre including a big ASDA supermarket and Aldi supermarket. There are local amenities such as a gym, a sports centre and a tennis court, a library, a medical centre, two schools, two leisure parks, etc, which make the area a desirable and sought-after place to live in.
