Dear guest, welcome to an JOIVY home. We take pride in helping thousands of busy hosts across Europe to rent their properties professionally so you can have the stay of your dreams. This and every other home we manage provides hotel-like quality services, such as professional cleaning before your stay, quality linen, towels, and essentials. If you need further information on this and any other JOIVY home, just call us and we’ll be happy to help anytime, 24 hours a day. We are committed to providing the best experience for you: from Welcome to See you soon. Stay in an JOIVY. Edinburgh’s unique hilltop retreat, Observatory House, is a large self-catering property extending over two floors. Overlooking the city centre, with extraordinary 360 views on all sides, it provides a quiet haven within walking distance of the bright lights but nestled high above them amongst the crags and wildlife of Calton Hill. The House has a rich history, with the oldest tower section dating back to 1776 and the first attempt to build an astronomical observatory for Edinburgh. Recently Collective embarked on an ambitious project to restore the interior and transform it with a sophisticated and contemporary renovation mixing warm, natural materials and colours with a suite of new feature artworks specially commissioned from artists close to our heart.

Property information

With a fully-equipped kitchen and dining room, Observatory House provides a perfect self-contained base for up to four guests to explore the city from. The House comprises two floors which boast spectacular views across the city on all sides. Enjoy breakfast looking out over the nearby National Monument, and watch the sunset over the city from your four-poster bed in the Astronomer’s Suite. The living room looks out across the city to the west and to the National Monument to the east. The property is on the ground floor. There are two flights of stairs within the property. ∗Please note the property is fitted with a noise-detection device. ∗Please note that JOIVY is not responsible or liable for any lost, misplaced or stolen items during guest stays. *Please note this property is located at the top of Calton Hill, a popular tourist destination, and the hill can become quite busy during the day. ⚡ In light of the current situation, we kindly ask our guests to consume electricity and gas mindfully. Please note we will add an additional charge for excessive energy usage. *Please note that thе building has two independent residential units: Observatory House and Observatory Apartment. While the space you book will be entirely yours, other guests may be staying in the other residence. Both units can be booked separately. *Please note that the building is located in a lively public space, one of the most popular areas in Edinburgh. While it may be quieter in the evenings when the gallery/observatory is closed, the area remains accessible, and some passersby noise is expected. Unfortunately, we cannot restrict access to the surrounding space or guarantee complete quiet. *Additionally, the house property is within an open public site containing a visitors' centre. A member of our team will welcome you to the property, give you a tour, and provide keys. ∗Please note that а refundable damage deposit of 250 pounds is mandatory and should be paid via card and before check-in.

Neighbourhood information

Attractions within walking distance of the House include the National Gallery, City Art Centre, National Museum, Castle and many more. We’d also love to share our knowledge of the less-hyped Edinburgh too, from the vibrant contemporary art galleries such as Talbot Rice Gallery and Dovecot to alternative ways to understand the city like Black History walking tours and smaller, independent museums. Edinburgh city centre also boasts a wonderful array of restaurants and food options. For more of a local feel, Leith, Easter Road and Abbeyhill are just to the north and east of Calton Hill and have many small restaurants, bars, and coffee shops on offer. If you’d like to stay in and enjoy the House, small independent food shops and mini-markets are close by, or online deliveries can drop food to you close to the House.
