Relax at the foot of the Pentland Hills Regional Park, just south of Edinburgh, in our self-contained studio with a private terrace. 🏡🌄 Our home will provide you with a cosy retreat to return to after a busy day sightseeing in Edinburgh or exploring the famous Pentland Hills Regional Park and surrounding activities. SLEEPING ARRANGEMENTS Memory foam King Size Bed and memory foam Double (very comfy) Sofa Bed. *There are blackout blinds throughout.* ALL THE BEDDING & TOWELS PROVIDED All bed linen and towels laundered by a professional laundry. BATHROOM WITH WALK-IN SHOWER You can wake up from a good night's sleep to a reviving shower in the modern bathroom. KITCHEN A well-equipped kitchen has everything you need to make a hearty meal including: -Crockery for 4 (including wine glasses), -Pots, pans, baking trays, chopping boards, knives, utensils, etc. DINING AREA The dining table can be extended to seat 4 comfortably and looks out over the Pentland Hills. The studio also benefits from: - Free Wi-Fi for guests who bring their own laptops & internet devices, -Smart flat-screen TV, -Efficient heating. The modern and comfortable studio sleeps up to 4 guests. 📌We are located 20-minute drive or 30-minute bus ride into Edinburgh City Centre (bus stop 100 meters from studio). ACCESS: You will also have access to a private patio area with outdoor seating for 4 in our vegetable garden down the steps. 🅿️Free parking is available on-site for two vehicles with access to EV Charger if required (for additional tariff). ❗Please note as it is a STUDIO, the living accommodation, beds and kitchen are all in the same open space. As a result, the sofa bed and king-size bed are in the same room.❗ ***No parties and loud music.*** Baby cot / high chair: Please request on booking so we can make sure they are in the studio for your arrival. Any blankets, baby sleeping bags, etc. to be brought with by guests.

We are located within the Pentland Hills Regional Park. ⛰️🌳👣 The Pentland Hills Regional Park is a beautiful area. It offers a variety of outdoor activities such as walking, cycling, horse riding and fishing. The park features over 100 km of paths, providing plenty of opportunities to explore its rolling hills, tranquil burns and lush moorlands. It is a great place to enjoy nature and the stunning scenery of the Scottish landscape. -20-minute drive or 30-minute bus ride into Edinburgh City Centre (bus stop 100 meters from studio), -5-minute drive from Midlothian Snowsports Centre, Hillend (dry ski slope), -20-minute drive from Lost Shore Surf Resort, Ratho and Edinburgh International Climbing Arena, -25-minute drive from the sandy beaches of East Lothian, -30-minute drive to Glentress Mountain Biking Centre, -15-20 minute walk up Caerketton Hill for a breathtaking sunset. 🌄
