    Everything was fantastic. We arrived during Storm Bert and was worrying we wouldn't get out and be bored but no one wanted to leave Toad Hall as it was so lovely. We played board games and relaxed around the log burner. A heavenly relaxing break!

We are a small family run company which started with one property and a love of renovation and design. We wanted to share our family holiday house with others and were amazed by the feedback and the number of holidays we were able to host. Especially coming out of lockdown we were able to host so many family reunions and UK staycations. Managing our one property very quickly grew to helping others manage their own properties, and now we have a high-quality selection of homes across the UK, and every month we seem to be growing. Our focus is always ensuring you have the most enjoyable and hassle-free trip. Our properties are in some of our favourite places, so we have loads of local recommendations for you. We are based in Yorkshire and Glasgow, but we have local teams by each of our properties who are all great and more than happy to help should you need it! A cosy three-bedroom cottage that boasts character yet has all the contemporary features for a home-from-home experience, overlooking the start of the River Thames (albeit rather shallow!). Toad Hall is not only well equipped, featuring a Smart TV, WIFI, and a log burner, it also has access to amazing on-site facilities situated on the 450-acre nature reserve in the Cotswold’s Water Park, making it a perfect family getaway. Family friendly, we’re sure you’ll have a fun-filled experience. Please note the estate doesn't allow contractors. - Access to Lower Mill Estate - Lake access (with access to stand up paddle boards and kayaks) - Characterful 3 bedroom Cottage - Balcony over the start of a very small River Thames - Log Burner - Free On-Site Parking - BBQ - Access to Outdoor Swimming Pool and Tennis Court - WIFI and Smart TV - Dog & Family Friendly Open Plan Lounge/Diner: Open Plan Lounge/Diner: Two sofas, Smart TV with access to streaming services, log burner, wooden table with 6 chairs. Kitchen: Integrated fridge freezer, electric oven and hob, microwave, coffee machine and dishwasher. Downstairs W/C: Toilet and wash hand basin. Master Bedroom: King sized bed and wooden rail with a shelf for clothes. En-suite: Toilet, wash hand basin and walk in shower. Second Bedroom: King-sized bed. Third Bedroom: Two full sized single beds. Family Bathroom: Toilet, wash hand basin, bath and walk in shower. Parking: Designated parking space, plus numerous overflow car parking. Multiple electric car charging points across the estate. A maximum of 2 dogs are welcome to Toad Hall, however, they must be fully house-trained, well-behaved and must not be left unaccompanied in the house. Dogs must not go on furniture or beds. We do not accept dogs under 12 months old.

Neighbourhood information

The outdoor decking area is fully enclosed and overlooks the start of the River Thames. Although it looks like a small stream running through the Estate, it's unbelievable to think this river expands massively into the iconic river running through the centre of London. The Thames Trail is a public path that follows the River Thames from the very start, all the way into London (Woolwich), although it is 185 miles long, there are plenty of country pubs and villages along the way, should you wish to walk a small proportion of it. There is ample seating area on the decking area with 2 outdoor chairs and a coffee table, and an outdoor dining table with chairs that comfortably seat 4 people. The owner has provided a BBQ, which is a great addition during the summer months, listening to the trickling of the stream and the local wildlife. Please note the Lower Mill Estate is a nature reserve and has strict rules about noise and loud parties. Loud noise is not allowed on the estate after 10 pm and this is enforced by security. Stag and Hen parties are not allowed, along with contractor bookings. Estate facilities are complementary but please note they are separate entities and not owned or managed by the owner. This means the owner is not responsible or liable if the Estate facilities are closed or restricted or unavailable during your stay. You can book the tennis courts by adding your name to the clipboard by the court. Toad Hall is close to the outdoor pool, sauna, kids play areas, tennis courts and an onsite restaurant and pizza shack.
