Company information

Welcome2Warren® is a family-run holiday rental business based in Dawlish Warren, South Devon. We have three villa properties in the same block on the Welcome family holiday park. The property manager lives right next door to the Welcome park for easy check-in on any day of the week. No need to worry about door keypads not working or arriving later than planned as our reception is always open until 11pm on arrival day. You will be met outside the villa upon arrival with the key. For security and insurance reasons, the lead guest will need to sign a booking agreement, and show photo ID such as a passport or driving licence (which will be copied for our records). If guests wish to use the Welcome park club or pool then they need to buy tickets from the site office. These are not included in the hire cost of our accommodation and are optional. The daily price of tickets is six pounds per adult, four pounds per child and infants go free (per facility). Paddy’s bar allows free entry during the season across the road at Hazelwood park. The accommodation is a holiday home on a family-focused holiday park. Therefore, we do not accept bookings from stag, hen, college leaver or similar party groups. We can accommodate larger families across several properties in the same block if you wanted a family get together. We do not accept third party bookings where you will not be staying in the accommodation. This includes local authorities and private care organisations seeking accommodation for non-holiday purposes.

Property information

Set in a quieter block away from site facilities, our two storey villa has an outdoor patio terrace with a garden bench. There are two floors with an 11 step staircase. This property is not suitable for anyone with mobility difficulties. This is due to the bathroom being upstairs. We allow a well behaved dog (kept on the ground floor), but no other pets are permitted. Up to two dogs are ok. No dogs on the Dangerous Dogs Act are allowed. Dogs cannot be left unattended (site rule). As 4G is poor in Dawlish Warren, we offer fast, fibreoptic powered WIFI exclusively for our guests. We have also installed USB power sockets, and a TV signal aerial amplifier serving both floors. The lounge has a smart TV. Free bedding hire is included in the price, and you arrive to beds ready made up. Our villa properties have a small double bedroom upstairs. There is also a family sized bedroom. The family bedroom has a triple bunk bed (double plus single), an additional small single bed, as well as a TV. There are built in wardrobe recess areas upstairs. The main bathroom has an electric shower over the bath, basin and extractor ventilation. There is also a separate WC room, with basin and extractor fan. Hot water is supplied via an electric immersion tank, or on-demand via the electric shower. Downstairs, there is an open plan kitchen, lounge and diner. A pull out guest bed is available (ground floor). In the lounge, there are games and books for guest use. A standalone fan is also supplied. The kitchen has a fridge freezer, 60L oven, two pan hob, multifunctional air fryer, kettle, coffee maker, toaster, microwave and vacuum cleaner. In accordance with UK law on furnished holiday lets, there are wired smoke and heat alarms in our property. Smoking and vaping is not permitted inside. The staircase has a baby gate on the top and bottom step, which can be rolled away if not needed. We supply a travel cot, baby bath and highchair for younger guests at no extra charge.

Neighbourhood information

Dawlish Warren is a popular coastal holiday resort with lots of sports, cafes, shops, live entertainment and pubs on the doorstep. A regular bus and train service operate in the village. Our accommodation is on the popular Welcome family holiday park. The Welcome park has two takeaways, a playground, launderette and sports pitch which guests can use if they wish. The site pool and club are popular attractions. The beautiful Blue Flag sandy beach and nature reserve are a few minutes flat walk from our villa accommodation, and offers amazing views across the bay. There are plenty of opportunities for fishing, boat trips, nature walks and relaxing strolls at the beach. There is an 18 hole golf course just by the beach, and another in Starcross. The Boathouse pub and restaurant offer a food menu, along with the Warren Bridge pub and Cooper's cafe. Further dining options are available at the Mount Pleasant Inn, the Langstone cliff hotel (which accepts day guests) and Shooters sports bar, Dawlish. There are also lovely walks into Dawlish using the coastal path, and more beaches to explore beyond the Red Rock landmark. Just by Dawlish Warren beach, there is a fun fair for younger children, a go-kart track, crazy golf course, and amusements to appeal to all ages. The nature reserve has an information centre outlining the wild plants and birds conserved there. There are plenty of Devon attractions to keep you busy and entertained during your holiday such as zoo and nature parks, amusement parks etc.
