Historic water mill, overlooking its stream. Sunny terrace above waterfall adjoins the portico with its original bread oven. From the terrace, walk 1 minute down to the secluded rockpool (there’s no artificial pool). The mill's restored to make an intriguing house on 2 levels. Ideal for small groups or extended families - set into a hill, both levels have their own entrance door, kitchen, bathroom and living area. Connected inside with a short stair, the whole house works together; it's also possible to choose a little independence. The main upper level has 3 bedrooms, with a fourth bedroom in the lower level. There's a pergola downstairs, and a portico upstairs next to the terrace. You can always hear the stream, and you look out at the treetops and down into the little valley. Herons and dippers are your neighbours. Traditionally Umbrian, the thick stone walls and shuttered windows make it cool inside in summer. Overlooking the stream is a terrace (partially shaded by trees), and a portico with original working bread oven, tables and chairs. You’ll also find BBQ and pizza tools, and a parasol and sun loungers. A short wooded trail leads in a minute or so down to rockpools in the stream, with another little waterfall. Bathing can be enjoyed in this secluded spot - it's an absorbing and adventurous spot for children; exploring along the stream, diverse flora and fauna abound. You can find plans of the house at the end of the photo collection. At least 300 years old, the mill was for centuries a vital part of San Giustino’s life and cuisine. We've been restoring it since 1990, keeping traditional chestnut beams, terracotta floors and ceilings, while making a spacious home that feels comfortable and still a bit 'rustic'. Next we want to restore renewable hydropower from the stream. Outside the lower entrance is a wisteria on a pergola; the upper level has a portico and terrace.
Molino 's location is tranquil, rural and friendly. Perfect as a base for cycling, walking or painting, and to discover traditional cuisine, hill towns and life in historic cities. Supermarkets, pharmacies are within a 20 min walk, and all the shops you'll need within a 10 minute drive. It's in the heart of peaceful countryside, yet not isolated. The road leads up to a handful of agricultural homes and farms; it's not a through road. Space to park 2 cars - see plans, at the end of the photo section Cypresses and sunflowers, vineyards and olive groves. Beautiful walks, great views - just by walking up the hill from the house - where the foothills of Alpe della Luna meet the Upper Tiber Valley. Wild boars and deer, cuckoos, hoopoes, woodpeckers and jays - and a host of wildflowers in the rewilding farmland. From molino you can walk in 20 mins to bars and shops in San Giustino, and to restaurants there or in the next valley or up the hill. The walled medieval town of Sansepolcro is 5km by road. Local towns have their own special festivals (think truffles, chestnuts, wine, chamber music) A multitude of picturesque hilltowns- Anghiari, Montone - are a short drive. Arezzo, Urbino, Gubbio and other amazing cities can be visited in a day. Outdoor swimming in local pools and rivers. Getting around: There’s a local service for bike rental and repairs, guided walks and rides: see hikeandbikeitaly. They can tailor a personalised service to individual needs - including organisation, local guides and transfers. The nearest bus services are from San Giustino The local roads are quiet and there are stunning cycling routes very nearby. It's the perfect place to start a multitude of walks - in the hills, on the plain, or up the mountains. Spend the whole day up the hills, or a stroll to the bar in San Giustino- or up the hill a bit for a half hour trail to the restaurant in the next valley (Cospaia - Il Covo di Contrabandieri) or up the nearby hill (Corposano- Il Glicine).
