Property for exclusive use Villa Maria is located in an fantastic position in the open countryside, immersed in the quiet and with the town of Appignano just 3 km away. The villa is accessible via a 500 mt of dirt road and surrounded by 1 ha of park, all fenced and with electric gate. From the top of the road, going down the tree-lined avenue, you will reach the beautiful garden where the facade of the house stands out. The swimming pool is located in a private area, but not too far from the house. The pool is 12 m by 6 with a rectangular Roman staircase, and is 2.2m deep. It’s surrounded by a gazebo, sunbeds and chairs. The farmhouse has a porch on the gr. floor furnished with table, chairs and a sitting area. The west side of the garden is cool and well-shaded, whist the rest is in English style and is perfect for children. Some areas are planted with trees and plants of all kinds. An automatic lighting and irrigation system facilitates the maintenance of the external area. Portable barbecue and wood-burning oven are at guests disposal. The property is on 2 levels. The entrance on the gr. floor leads to a large living room with sofas, sat TV and the dining area, both with outdoor access. On the gr. floor there are a well-equipped kitchen, 1 bathroom with shower, a laundry room. On the 1st floor: a large living room, 1 double bedroom with bathroom with tub and hydromassage shower, 2 double bedrooms, 1 bathroom with tub. On the 2nd fl. there is a fitness room at guest's disposal. In the annex: living room (Smart TV) with sofa bed, dining area and kitchenette, 1 double bedroom, 1 bathroom with shower. Air conditioning is present in all the bedrooms. Included: 1 supply of bathroom, bed and kitchen linen (changed weekly), consumption of all utilities(but not air conditioning, charged EUR 30/day when used and heating). Upon request: dinner service, domestic help, cooking classes and babysitting service. Small pets only are allowed.
