The fine print
1. The person responsible for the reservation must be at least 24 years old and must remain in the accommodation for the duration of the stay.
2. Maximum occupancy is 8 guests (2 persons per bedroom).
3. Check-in is at 3:00 PM, and check-out is by 11:00 AM. Early check-ins and late check-out requests may be accommodated upon prior approval.
4. Pets are not allowed on the premises.
5. Smoking and dirty shoes are not allowed inside the accommodation.
6. As I manage the property remotely, I will share the smart lock code prior to your check-in.
7. I will disable the security cameras during your stay. If you'd like me to enable the alarm system, please let me know, and I will share the alarm fob for you to activate and deactivate. There is a €100 fee for a lost fob.
8. Parking is available on my neighbor’s lot. Please park responsibly and ensure you follow the correct parking guidelines.
9. Guests must respect the Noise Law in accordance with Article 24 of DL no9/2007.
10. The property is inspected by cleaning and maintenance staff before each new stay. In case of any accidents during your stay, please notify me promptly so that we can resolve it immediately
11. Due to the region's severe drought, the government has requested water consumption restrictions. Please be mindful of water usage to minimize the impact. There may be periods of low water pressure, and pool use may be prohibited. Abusive use of water (e.g., inflatable pools, car washing, leaving taps running) and electricity (e.g., continuous use of air conditioning or heaters) is not allowed. Charging electric vehicles or similar on the property is also prohibited. Please be sustainable. The water is from bore. I would not recommend it for cooking or drinking
12. If the barbecue or oven is used, guests are responsible for cleaning them to a reasonable extent.
13. Please dispose of trash and recycle properly as part of checkout, using the bins located by the street. I can provide information on nearby locations for recycling/trash points.
14. Please load the dishwasher with dirty dishes and turn it on before leaving. A €20 charge will be applied if dishes are left unwashed.
15. I am not responsible for any theft or loss of personal items, either inside or outside the property, nor for any forgotten items after check-out. A small safe is available for your use (e.g., to lock passports). The code can be shared after booking.
16. According to Article 45 (1)(a) of the Convention Implementing the Schengen Agreement (CAAS), accommodation details for foreign citizens must be communicated to SEF. I will reach out one week before check-in to collect the identification details of all guests who do not have tax residency in Portugal.
17. I reserve the right to intervene if any property equipment needs repairs (e.g., air conditioning, refrigerator, oven). You will be notified in advance of any intervention.
18. Only the washing machine is available for guest use. Please limit usage.
19. Bath, hand, and pool towels/linen/hand wash are provided. All other items are the responsibility of the guests.
20. The landscaping team visits every two weeks for garden and pool maintenance. I will notify you of their scheduled visit.
21. Optional Services Heated Pool - €45 per day and Cleaning Service- €15per hour
22. Please leave the property in the same condition as when you arrived, or even better! Failure to comply with any of these rules may result in the immediate cancellation of your accommodation service, with no refund, and you will be required to vacate the property immediately.
Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.
