The villa is located on the edge of a quiet residential neighborhood. The southern side of the property is bordered by pastures, where in cold winters, the former Kobla ski slope operates. To the north, there is a stunning view of the Julian Alps with Triglav. The villa's location is convenient due to its proximity to the train and bus stations. In the immediate vicinity (100 m), there is a local bus stop that connects Bohinjska Bistrica with Lake Bohinj during the summer. The village center is 700 m away, where you can find several grocery stores, a local market, a bakery, several inns, a health center, a post office, a bank, a cultural center, a church, and an Aquapark, which is only 600 m from the apartments. The house was built in the 1970s and completely renovated in 2024. The renovation was carried out with sustainability in mind. The house is self-sufficient with electricity, heated by geothermal energy, and equipped with a recuperation system. Rainwater is used for garden irrigation, and materials with a lower carbon footprint, largely local, were used in the renovation. There are two apartment units on the upper floor of the building. The northern apartment is named after the highest peak in Slovenia, as it offers a view of the Julian Alps with the highest peak from both the living and sleeping areas. The southern apartment, Kobla, shares its name with the ski slope it overlooks. In summer, it is surrounded by the sound of pastures and views of nearby forests. In the attic, there are four beds in the bedroom with a double bed and rooms with two single beds in each apartment. The sofa in the living room provides an additional bed in the northern apartment and two beds in the southern apartment. Both units have one bathroom on the upper floor and one WC in the attic. The spaces in both apartments are bright and pleasant. The balconies extend the living space outdoors. Parking is arranged in front of the building.

Marjan Pirih, together with his wife Bruna, continues the story of his parents with the activity of renting rooms, as they have been renting out the first floor to tourists from the very beginning. Marjan, then a teenager, often helped with cleaning and maintaining the premises. Even then, the guiding principle was to offer tourists the most modern accommodations, which was also considered during the renovation of the building.
