It's located right on the beach. This is one of five Koh Larn beaches, and it's more secluded than most resorts in town. It's one of only few hotels in town with private beach access.

I had last stayed at the Avani in 2005 (when it was the Marriott). The pool and grounds were exactly as I remembered them a real oasis in Pattaya, which is not my favourite part of Thailand. Room was very comfortable. Gym was good, although not exceptional, as had been the case at the Marriott (see below)
