Couldn’t have wished for a better place to stay! The morning of checkin, my partner put his back out and was as bed-bound for almost a week while it healed. We ended up extending our stay to almost two weeks to allow him time to get better and we’re so thankful we were checking into such a lovely hotel when this happened!
Our room (studio with terrace) was massive, the pictures don’t do it justice at all, beautiful big windows/doors with a lovely view of the garden letting in loads of light (but with big proper curtains for privacy if you want it) A comfy sofa and arm chair, dining table, kitchen with huge fridge and ample cooking facilities, lovely bathroom. The mattress was probably the best we’ve ever slept on in a hotel, so comfy, great pillows too. The AC was amazing and room very well insulated, we could turn the AC off all day while we were out and we’d come back to a room still cool. Plus the room was super clean and considering we were on the ground floor we were surprise we didn’t have any ants or bugs at all in the room. Lovely big pool that’s cleaned & maintained several times a week by a pool professional, big comfy, padded sun loungers. Tasty and varied breakfast menu - because we were there so long we tried everything on the menu and it’s all delicious and served fresh to order. Proper good French press coffee! Everyone who works there is happy and helpful and full of smiles and you can tell it’s a family run place. FREE water refills were a life saver! Two very cute cats owned by the family were also a joy to play with.
Some might fear the location is a little out of town but it’s a short 10 minute walk down the hill and you’re at the beach or in town, and there are a number of restaurants just around the corner from the hotel anyway as well as a small local shop selling snacks and drinks for a very reasonable price. Also, there are loads of options on Uber eats that deliver to the hotel if you want a chilled night in.

I've been to Unawatuna 4 times/years and that beautiful place changes for worse.
There is new oversized monster-hotel, water scooters, loud music, fireworks, higher prices...
In last 2 years 90% of tourists are Russians - some restaurants are only in russian.
Most likely, I am not going back.

Unawatuna beach has beautiful water and golden sand. The part of the beach where I visited, the ocean gets quite deep very fast, and the waves seem to cary you in quite easily. I haven't seen any lifeguards or flags that would indicate the wave's condition, but local people were very kind to give information.
If you like hiking, the city has a nice trail to a beach called Jungle beach. Trough the same trail, you can pass by the Japanese Peace Pagoda, and if you are lucky you might see monkeys and lizards. The trail is more or less 40 min one way.
The restaurants from the hotels are very much on the coast, sometimes seems to close from the beach. But the food quality is good and affordable, and lots of these restaurants offer alcohol.
I stayed one day in Unawatuna and it felt enough time to discover what the city has to offer.

I heard that this used to be a great beach. Unfortunately I do not think it is today. Very exploited and there are many beach places renting out sunbeds. They can get away with having (very) crappy toilets because there are new tourists every day, they do not need a good review.
Having dinner on the beach was a strange experience, started out good but then a large company came and occupied the space next to us, ordering champagne, oysters and lobsters like there was no tomorrow, and we were forgotten about.
There are plenty of other beaches in Sri Lanka that are much better.
We spent about 2 weeks in Sri Lanka and The Waves was the best property where we lived in Sri Lanka. It should be rated as very clean by Sri Lanka standards, also in perfect location. Free sunbeds and beach towels. Super comforfable bed, very good AC and an amazing shower.
I will add also that wifi was working very good, we were on workation and were able to have calls and everything without problems.
In staying in Unawatuna, I would really recommend this, it's not cheap, but it is worth the price.

The Guest House is located on a central street of Unawatuna village. To reach the nearest magnificent beach you have to walk just 5-7 minutes, it's really very close. The rooms are equipped with air conditioners. More expensive rooms have anti-mosquito curtains over the beds. The House is quiet, nothing disturbed our night rest much. It's perfect for staying a couple of nights on your journey around Sri Lanka. But we were satisfied with living there for 2 weeks, too.
Hotel was located in very green area, with palms, surrounded by nature, 200m from the beach Very tasty breakfast ( fruits, coffee, tea, fresh juice, all kinds of eggs, bread, sweets, marmalade, Sri Lankan breakfast option as well) was served next to the garden, in very relaxing, calm area. Rooms were clean, always with warm water, modest but nicely decorated. Staff was super friendly, helpful, smiled, always supportive. We highly recommend the hotel.
Staff were extremely friendly. They chatted with my old father and helped cheer up crying toddler. and also accommodated early check in though we ended up arriving later. Hostess made lovely tea. Their son was very friendly. They accommodated breakfast for my toddler last minute which was very nice of the hosts. Real Sri Lankan friendliness at its best!
Away from main road so no vehicle noise. They closed the gate at night so it felt safe.

Epic Unawatuna really impressed us. Our room was stylish and spotless, the bed was huge and the wifi was probably the best we had in Sri Lanka. The hotel is set off the busy main road so it's quiet but only a short walk from one end of Unawatuna beach. Everyone was lovely and helpful and we particularly want to thank Mahesh for making our stay such a laugh! We'd absolutely recommend staying here.
The location overlooking the water was awesome, and the small pool on the rocks was so nice to come home to. They really try to do everything for you. The breakfast was awesome, and the view that went with it couldn't be better. Good wifi, and no powercuts, which is a normal thing for Sri Lanka.
